Q:  Can't I just call the Realtor's name on the For Sale sign if I am interested in a home?
A:  While most Realtors would be more than happy to answer any questions you have about their listing, they represent the seller.  As a buyer, you need your own Realtor to represent your interest!  A Real Estate Agent is entrusted with certain confidential information and has fiduciary responsibilities to their client.  Your agent gives you advice and counsel with your interest above all others.  Therefore, it is in your best interest to have your own agent looking out for you.  In fact, the first thing an agent would ask if you called is "Do you have an agent?"  If you do not, they should offer to recommend one to you.       
Q:  How much do you charge for your services?
A:  A Realtor is paid only upon a closed transaction, that is the purchase or sale of property.  All of my other services are complimentary!  You are under no obligation of any kind.  In fact, I encourage you to use these services to your advantage!  My hope is that you will allow me to provide you with outstanding complimentary services now, and when you are ready to buy, sell, or make a referral, you will not hesitate to call or refer me.
Q:  How much real estate commission am I going to pay when I buy my new house?   
A:  Sellers pay all real estate commissions in the sale of their home.  If you are buying your first home you pay no real estate commissions.  If you are upgrading you pay the real estate commissions involved in the sale of your current home, and the sellers of your new home pay the commissions involved in that transaction.     
Q:  How much personal information will you need when you are my Agent? 
A:  Your lender will require your personal financial information, but I do not need anything more than a pre-approval letter from your lender when you are serious about buying a house.  The mortgage representatives need all of that information for obvious reasons.  My role in the transaction does not entail knowing the details of your financial position.
