It's a great time to make real estate investments. 
The market is saturated with foreclosed homes which you can obtain at unbelievable prices. 
Plan on holding on to the property for a few years. 
You may purchase a property and make any necessary improvements and then
either make it your own personal residence or rent it out. 
(Always, always, always do a background check on your prospective renters). 
When the presently strong buyer's market fades,
you will be in a great position to reap your rewards if you decide to sell. 


The challenge in this area is finding the foreclosed properties. 
Most websites intended to help you find foreclosures are not kept up-to-date
and generally are not good resources. 
I have many reliable sources to research foreclosed properties,

One very reliable source for foreclosure information is the HUD site itself,

There are many options available in the areas of financing the purchase and improvements
and  I would be happy to discuss these with you and refer you to a finance representative.
There are great tax benefits for investors and I can also refer a tax professional or mediator
to help guide you through the process.   


Land is typically not a great investment since you are responsible for paying taxes on
something which is producing no income.  But if you know of land that may be in high demand
in the near future (for example, along Rt. 104 in Ontario...) you may decide to go this route.
